There is still a lot of work on this house, but the truth is, and there is more than a year in stock, so it's real to be in time. Note, by the way, that apartments in three new buildings of the residential complex are sold under contracts equity participation, and not according to the housing cooperative scheme, as in the first three houses of "Novy Yanino". This means that in the case of the transfer of apartments later than the deadline prescribed in the preschool institution, buyers will have the opportunity to demand compensation from the developer. But, as far as we know, the deadlines for the transfer of apartments specified in the equity participation agreements will come later than the deadlines for the delivery of houses indicated now.

However, it is not easy to change the established practice of work, and the developer's promises are still at odds with the case: "New Yanino" also did not go without delays in construction.

The first three LCD buildings were planned to be commissioned in 2016. But along the way, the developer was forced to postpone the dates. Now we are talking about the fact that the first building "E" will be commissioned in February-March, and the next two buildings ("D" and "D") - in the second quarter of this year. To be fair, let's say that as of January 2017, this looks quite real. Building "E" is actually built, it remains to complete a small amount of internal work, balcony glazing and landscaping. We run the risk of making a mistake, but there is a possibility that the developer will not have time to finish everything in the remaining four months. Nevertheless, by the end of the year, building "G" has every chance of being commissioned.

The past year did not bring new social facilities to the residents of Yanino, and the existing ones are already overloaded. So, the new settlers of "New Yanino" will have to face the shortage of places in kindergartens and schools immediately after settling in.

The project for expanding the Koltushskoye Highway from the Ring Road to Yanino-2 is ready, in 2017 it could be implemented, but everything depends on funds. Accommodation in "New Yanino" and all other new buildings in this location can be considered a kind of compromise option. In the eastern part of the Krasnogvardeisky District, there are practically no free building plots left. On the page dedicated to "New Yanino" there is a plan of the residential complex with the letter designation of buildings and queues. But here each building is "assigned" a separate queue, although in the project declarations all queues except the first include several buildings at once (I wrote about this above in the section "What is being built"). If you click on the inscription "Infrastructure", the designations of children's and sports grounds, kindergartens will appear on the plan. There is also a clickable inscription: "Commercial premises", which leads to a page with information for potential buyers.

The hulls themselves are clickable too. When you hover the cursor over a building, the minimum price for an apartment in it at the moment appears. You can get to the pages dedicated to individual buildings not only from the master plan of the residential complex, but also from the list of buildings under the master plan, where the deadlines for completion, the minimum price and a small render are attached.

Typical building pages - number of storeys, deadlines, minimum prices, current promotions are indicated. In the section "Basic Information" there is a brief description of the complex as a whole and the body in particular, there are several renders. In the section "Construction progress" you can find information on the performance of work in percentage terms, photos from the construction site (monthly reports), and there is also an opportunity to watch an online broadcast of the construction progress.

In the "Apartments and Prices" section, you can sort apartments by parameters (number of rooms, total footage, footage of individual rooms, cost at 100% payment) - from smallest to largest and vice versa. The apartments you like can be noted and added to the comparison.

The pages of the corpus contain brochures in Pdf format - they completely repeat the printed version, which can be obtained from the sales office. The booklets are colorful and informative. For example, I found floor plans only in them.

In the social network "Vkontakte" there are several groups dedicated to the residential complex "New Yanino". Several of them turned out to be abandoned or filled with advertisements (mostly repair services). Only two unofficial groups of equity holders of this residential complex were useful to me. But it is almost impossible to re-read all the discussions in a short time, especially since at the beginning there is already outdated information or irrelevant, resolved issues over time.

Therefore, if you are interested in a specific topic, then it is better to find messages on it through the "search in discussions" function by a keyword, for example, "school", "terms", "finishing". Group members discuss various topics: deadlines, quality of construction and finishing, infrastructure facilities, transport situation, share latest news and photographs of the construction progress, etc.

The LCD does not have a separate website, but this is not necessary. Primary information can also be obtained on the CDS website. Booklets can be downloaded and viewed on a computer, which is also very convenient. There are webcams at the facility, photo reports are regularly updated. But in "Vkontakte" there is a large number of different groups dedicated to this residential complex can only be confusing.

Office visit

CDS in St. Petersburg has five offices in different districts of the city, and there are also consulting centers at the facilities. Office hours on weekdays are from 9 to 20, on Saturday - from 11 to 16, but on Sundays (from 11 to 16) there is only one office - Central, which is located near the Sportivnaya metro station. It is better to check the opening hours of the advice centers before the visit, they may differ at the facilities. Opening hours of the consultation center in the residential complex "New Yanino": Wednesday-Sunday - from 10 to 19, Monday and Tuesday - days off.

“Novy Yanino” still does not have its own showroom. The manager invited me to evaluate the standard of finishing in other residential complexes from "CDS", for example, in the residential complex "Vesna" in Kudrovo or in the residential complex "New Murino" in Murino. But at the same time, she clarified that a visit to any showroom must be agreed in advance.

For my first visit, I chose the Central office. You can reach it on foot from the Sportivnaya metro station in about 10 minutes. To get to the CDS sales department, on the ground floor at the reception, you must present your passport to obtain an electronic pass.

This time I did not make an appointment with the manager, although I usually always do that. My visit fell at the end of the month, and when I was in the waiting area of ​​the sales office, there were a lot of visitors. As the manager later explained to me, before the monthly price increase, many people want to have time to book an apartment at a more attractive price.

I turned to the employee behind the information desk with a request for an initial consultation on the New Yanino residential complex. I was asked to wait a bit. Clients are invited to wait for a meeting with the manager on soft sofas (there are several of them, there is enough space for everyone). Advertising brochures dedicated to residential complexes are placed on special stands in the hall, on several monitors hung on the walls, shooting by web cameras of some objects is broadcast. There is a standard coffee machine at the end of the room. I did not see a special children's corner in the office.

I didn't have to wait for the manager for long, no more than 5 minutes. During this time, I only had time to look around and take the booklets dedicated to Novy Yanino. It should be noted that a separate booklet has been issued for each case. The manager took me to her desk in another room, where our conversation took place. In total, we managed to talk for about 30 minutes, no more. From time to time, the manager was distracted by short conversations with colleagues, but I will not put this into a negative, since I did not sign up for a meeting in advance, and every time the manager was distracted by someone, she politely asked for forgiveness.

Even though my visit was spontaneous, I managed to get enough information. The day after the meeting, the manager sent some materials by e-mail. But she answered "inconvenient" questions about delays in the delivery of some objects briefly and reluctantly, trying not to touch on this topic and assuring that everything always goes according to plan with minimal deviations.

I would like to note that the manager did not try to actively sell the apartment right away, "without unnecessary talk" - I like this approach. There is an opportunity to calmly ask about all the nuances of interest before proceeding to the choice of an apartment. But in the end, several options for apartments for my request were still offered - the manager quickly got her bearings and chose exactly those layouts that might suit me. At the end of the meeting, we exchanged contacts, but no one called back from the CDS office for at least 10 days after my visit to find out if I had finally made the decision to buy an apartment.

In the course of searching for additional information about the residential complex, I decided to visit the consultation point at the facility as well. It is housed in a small wooden house. Inside, everything is more than simple - a sofa, a few chairs for visitors and a manager's desk. During my visit, there were no other visitors in the office, and again, I did not make an appointment in advance.

The manager with whom I spoke at the counseling center answered the questions more clearly and specifically, without rushing. But he did not show the initiative, he did not try to "sell the apartment" to me. He spoke about the prospects for the development of transport infrastructure in Yanino, the degree of readiness of the buildings of the residential complex, guided by the existing local infrastructure facilities.

As a remark, I would like to note the conflicting information on the number of planned kindergartens near the residential complex. The master plan shows two identical objects, designated as kindergartens. One of the managers told me that the first facility is the already built kindergarten of the complex, and the second facility is a similar future kindergarten. Another manager explained that one of the objects depicted on the plan is an already operating kindergarten (in the building of the Yaninskaya school), which was not built by "CDS", it is simply indicated on the plan, and the second object is just the new kindergarten of the residential complex " New Yanino ".

Service - 7 out of 10 points

On the whole, communication with the managers left a positive impression on me. But I did not see any particular interest - I had to wait for feedback for a long time. I also lower the mark for the fact that important information about the number of kindergartens is presented differently by different managers.

Housing geometry

At the time of the investigation, active sales of apartments were being carried out in the buildings under construction "B" and "C". The construction of houses of the first two phases was completed and there were almost no vacant apartments for sale in them. Therefore, I will write about the apartments and layouts in buildings "B" and "C".

A total of 947 apartments are designed in building B: studios, one-room, two-room and three-room apartments. The main mass is made up of one-room apartments with a classic layout ranging from 32.19 to 47.88 sq. m. There are fewer studios in building B, which is not typical for modern houses economy class.









In the project declarations, studios are included in the total number of one-room apartments (737), therefore, at least an approximate ratio of them can be estimated only on floor plans. The area of ​​the studios is from 29.79 to 31.52 sq. m. Two-room apartments are presented in the amount of 198 units, their area - from 49.32 to 59.99 sq. m. m. There are 12 three-room apartments (area from 72.99 to 73.11 sq. m.). The number of apartments on the floor in building B is from 7 to 14, each section will have two elevators - passenger and cargo-passenger.

In building "B" 640 apartments are designed: studios, one-room and two-room. Just like in building B, classic one-room apartments and studio apartments (476) prevail here. Studio area 29.79 - 31.52 sq. m, the area of ​​one-room apartments is 34.59 - 40.03 sq. m. There will be 164 two-room apartments, their area from 52.08 to 55.23 square meters. m. The number of apartments on the floor in this building is 6-14, and just like in other buildings, each section of building B will have two elevators.

Buildings "B" and "C" have similar layouts, in my opinion, not bad. The main disadvantage is the small area of ​​the hallways - an average of 3.3 - 4 sq. m. There are also very small - 2.41 sq. m. m (in a two-room apartment) and spacious enough - 8.06 sq. m (in a three-room apartment). But mostly the hallways are small, and it will not be possible to install a wardrobe everywhere. There are no spacious balconies either, their average area is about 4 sq. m. Balconies and loggias can be accessed from both kitchens and rooms, depending on the layout. Ceiling height - 2.65 m.

Kitchen area from 9 to 17 sq. m - there is plenty to choose from both for lovers of euro-layouts with large kitchens-living rooms, and for those who prefer the classic version. The rooms are mostly rectangular in shape, but there are also more square ones, the average area of ​​the rooms is from 10 to 19 square meters. m.

There are practically no walk-through rooms in the layouts of apartments in buildings "B" and "C". There is a layout of a one-room apartment with a large kitchen-living room (23.36 sq. M), where this very kitchen is divided by a wall with a wide passage in the middle into two rooms, one of which turns out to be not very large and walk-through (the exact footage is not specified).

Maybe in this area it is planned to arrange an additional hallway or living room, but for the first option, the room (at least visually, on the plan) is too large, especially since the already existing main hallway in this version is quite large - 6.88 sq. m, but for a full-fledged living room or dining area, there may be little space. The footage of the combined bathroom in the same version, in my opinion, is unreasonably large - 6.37 sq. m. Reducing it, it would be possible to increase, for example, the area of ​​the hallway, adding additional space for the installation of storage systems.

There are separate and combined bathrooms in the apartments. The area of ​​combined bathrooms in studios is on average 2.62 sq. m, but there is a layout option with a larger bathroom - 2.97 and 3.06 sq. m. In one-room apartments, the area of ​​the combined bathroom is on average 3.63 sq. m. m, but in the variant of euro-planning with a large kitchen-living room, the bathroom occupies 4.44 or 6.37 sq. m. in two-room apartments the area of ​​the combined bathroom is 3.89 sq. m.

The area of ​​private bathrooms in "odnushki" from 2.66 to 2.99 sq. m, toilets - from 1.08 to 1.86 sq. m. In two-room apartments, the size of the bathrooms is from 2.61 to 3.87 square meters. m, the footage of toilets is from 1.08 to 1.7 sq. m. In general, the layouts in Novy Yanino are standard and good. Classic options prevail over the euro, which is not typical for most modern new buildings. Balconies and hallways are mostly small, but each bathroom has a place for a washing machine. I think it will be more comfortable in square sections, where there are apartments on floor 6-7, than in elongated sections, where there are 14 apartments per floor, because regardless of this, each front door will have only two elevators.

Paths-roads

Although the village of Yanino-1, where the Novoye Yanino residential complex is being built, is part of the Leningrad Region, this suburb is located as close as possible to the city border (5 km). The nearest metro stations "Ladozhskaya" and "Prospect Bolshevikov" are 9.5-10 km away. The city center (if you go in a straight line to the metro station "Gostiny Dvor") - 15 km. The nearest ring road junction is 3 km away.

On the one hand, the location of the residential complex is very convenient - it is not far from the city and metro stations, there is a ring road junction nearby, but everything is overshadowed by the consistently difficult road situation on Koltushskoye highway - the road connecting Yanino-1 with the city in one direction and with a number of other settlements areas (Yanino-2, Koltushi, Vsevolozhsk, etc.) in another.

On the Web, you can find information that the expansion of the Koltushskoye highway to four lanes, the equipping of the road with sidewalks and lighting should begin in 2017. However, amendments were made to the fact that until 2019, the regional budget did not include funds for such a large-scale modernization of the highway. Taking into account the more than active development underway in Yanino, it is quite possible that construction companies can "invest" in the expansion of Koltushskoye highway, but this is still nothing more than an assumption.

The load on the Koltushskoe highway is already quite high. Firstly, residents of Yanino-1, Yanino-2, Koltushi constantly use this road (private cars, public transport), in the summer season, congestion increases due to the influx of summer residents and other holidaymakers who get out of town this way. The situation is aggravated by the abundance of heavy trucks, since in Yanino there is a multifunctional transport and logistics complex LLC “Logistic Park“ Yanino ”, on the territory of which the customs post“ Yaninsky ”of the St. Petersburg customs is located.

For service construction sites residential complexes along the highway are also used by a large number of large special vehicles. Over time, the number of Yanino residents will only grow, the buildings of residential complexes will be populated with new residents, the load on the Koltushskoye highway will become colossal and critical. After all, already now, at least on the border with the city, there are frequent traffic jams.

Now Koltushskoe highway is a narrow two-lane road, the asphalt surface of which, taking into account the heavy load, quickly wears out. There are no sidewalks and pedestrian zones as such, people move along the side of the road, lights are not installed in all areas - all these factors increase the accident rate of highways, and motorists and pedestrians need to be careful, especially at night.

You can get to the residential complex from metro stations by buses and minibuses. Public transport stops are located 300-950 meters from the residential complex, depending on the direction of movement - from the city / to the city and on the distance of a particular building from the road. Transport (especially minibuses) run quite often, once every 10-15 minutes, in the absence of serious traffic jams at the entrance / exit from the city.

From the metro station "Ladozhskaya" (stop Zanevsky pr., 69) to "Novy Yanino" can be reached by buses No. 429, 531, 532 and minibuses No. 531K, K533. The journey takes an average of 20 minutes (9 stops), but during peak hours this time can increase to 60-90 minutes. You need to get off at the Balt-Trade stop, then cross the road and walk about 900 m to the residential complex.

From the metro station "Prospect Bolshevikov" (stop 20 Kollontai Street) to the nearest "neighbor" of "New Yanino" - the residential complex "Yanila Country" there is a minibus K801A. This minibus goes straight to Gollandskaya Street (separating Novoye Yanino and Yanila Country), i.e. you do not have to cross the Koltushskoe highway and you only have to walk 200 m, not 900 m to the house. Travel time is approximately 20-25 minutes, if there are no serious traffic jams, but sometimes you have to wait for this minibus for 40 minutes.

You can often find information (mainly from the sellers of various "Yanino" residential complexes) that in the coming years a metro line will be built in Yanino. But, judging by the official data and various variants of metro development schemes published on the Internet, the metro station in Yanino should not be expected earlier than 2043. It can still change, but I would not count on such a prospect in the near future.

Transport accessibility - 6 out of 10 points

It is high time to expand and modernize Koltushskoe highway. I do not know how much this will help unload the road, given how actively last years Yanino is being built up - the highways will be expanded, but the load will also increase significantly. The prospects for a metro station in the area are very vague. In my opinion, in Yanino (and the nearest settlements) there is not enough railway communication - this would at least slightly ease the load on roads, public transport and allow you to get to the city and back quite quickly and according to the schedule.

Social and cultural life

As I wrote above, from its own infrastructure, CDS has already built a three-story kindergarten on the territory of the Novoye Yanino residential complex, which will only be open in 2018.

At the moment, the situation with kindergartens and schools in Yanino-1 is not the best, but there are prospects for development. In 10 minutes from the residential complex there is a secondary school Yaninskaya, which works in two shifts. A preschool department was opened with her. So far, these are the only state educational organizations operating within walking distance from Novy Yanino.

The closest neighbor, the Yanila Country residential complex, also plans to build as many as three kindergartens (one of which will be private) and one school with a swimming pool and a football field. In the residential complex "Yanino-Park", which is located a kilometer from "Novy Yanino", it is planned to build a kindergarten and a school, but not earlier than by 2020. Three kindergartens and a school will be built in the Yasno.Yanino residential complex, which is located about three kilometers from Novy Yanino. Also in Yanino-1, several private preschool institutions are open, with some of them there are various sections for primary school students.

As I have already mentioned, there will be no underground parking lots in the Novoye Yanino residential complex. Instead, they promise to build multi-level parking lots. Some advertising materials (booklets) contain information that the total number of parking spaces in these parking lots is 1,200 units. This is clearly not enough for 4414 apartments. However, the sales office told me that these figures are still approximate.

The manager was also unable to guide me on the exact timing of the construction of parking lots, but he assured me that by the time the entire residential complex was commissioned, the parking lots would definitely have been built. Guest parking will be built along the outer perimeter of the buildings.

Commercial premises will be located on the first floors in buildings E, D and B. While their purpose is unknown, this will be determined by the owners, but, most likely, trade and service facilities will open there. It should be noted that the retail infrastructure will not affect the courtyard area of ​​the complex; the entrances to the commercial premises will be located only from the side of Gollandskaya Street. Directly opposite the residential complex, within walking distance, a pharmacy and a supermarket are already open (in Yanila Country).

The nearest shopping center is located about a kilometer from the residential complex, there are a number of shops of various types, a beauty salon. Along the Koltushskoe highway (on the section from the city border to the turn to “Novoe Yanino”) there are construction and hardware stores, supermarkets, round-the-clock small outlets, as well as service stations and tire shops. Larger shopping and entertainment centers can be reached by car or public transport (the nearest ones are 7-16 km away).

But the situation with medical institutions in Yanino-1 is not easy. The main state medical facility for local residents is the Vsevolozhsk central regional hospital (it also has a maternity hospital); there are adult and children's polyclinics at the hospital. But it will take a long time to get to them - the journey by car takes about 20-40 minutes, depending on the presence of traffic jams (20-22 km), by bus 531 you can get to the hospital in an hour.

One and a half kilometers from "Novy Yanino" there is an outpatient clinic in the village of Zanevsky post (part of the Vsevolozhsk Central Regional Hospital), which provides outpatient and polyclinic assistance to adults and children. In the outpatient clinic, along with the therapeutic department, there are dental, gynecological, procedural, and vaccination rooms. Reviews about this outpatient clinic are ambiguous - there are both bad and good ones, but this is probably typical of any medical institution.

The nearest post office is a 20-minute walk from the residential complex. Not far from it is the Benjamin Church.

By the end of 2018, they promise to build a large physical culture and sports complex of the "winter-summer" type in Yanino, which will include a basketball, tennis, hockey rinks, a football field, a 400 m running track, a location for athletics, etc. official releases stated that the complex will be maximally adapted for people with disabilities. At the moment, of the sports facilities next to Novy Yanino, there is only a skate park located on the territory of Yanila Country.

Since Novoye Yanino is located in the Vsevolozhsky district of the Leningrad region, the main state social facilities for residents of the complex, who will receive a residence permit there, will be located in Vsevolozhsk. For example, before the pension fund, tax office It will take about an hour to get to the registry office of the Vsevolozhsk region by bus; by car, this journey will take 20-40 minutes, depending on traffic jams. The nearest branches of the MFC of the Vsevolozhsk region are located in Vsevolozhsk itself, where it is more convenient to get by bus 531 (a little over an hour on the way), and to Kudrovo, where it will be much faster to get there by car (without traffic jams, you can get there in 15 minutes).

Infrastructure - 7 out of 10 points

The prospects for the development of the village of Yanino are very good - the kindergarten from "CDS" is already ready, other developers promise to build several more kindergartens and schools, and a large sports complex will be built in a year and a half. There are shops and pharmacies within walking distance from the residential complex, plus the buildings have their own commercial premises. A serious disadvantage is the remoteness of the main medical and some social facilities. And, apparently, this situation will not change in the coming years, except that private clinics and medical centers will open in new buildings.

Ecology

In reviews and discussions of the residential complex on the Internet, it is said about the ambiguous environmental situation in Yanino-1. The proximity of the Plant for the Mechanized Processing of Domestic Waste (MPBO), which is located about 4 km from Novy Yanino, is a matter of concern. The plant carries out waste removal (it has its own garbage trucks and a container fleet), as well as sorting, decontamination of waste and further placement and utilization of some of them at the Novoselki PTO landfill. Garbage entering the plant is sorted, and useful recyclables are recovered. material resources- polymers, glass, non-ferrous and ferrous metals. There is no incineration and burial of garbage on the territory of the plant. Also on the Web you can find many articles about unauthorized landfills in the Yanino area in different years. There are materials for 2008-2009, for 2011, 2015, 2016. All of them, by and large, cover one thing - activists, mainly social activists, find in the territory of Yanino and nearby villages dumps, where construction and other waste is actively brought in. But I could not find fresh articles on this subject (summer 2017).

In some comments on the Internet, there are complaints about an unpleasant smell (especially in summer) that can be felt in Yanino. It so happened that I personally often go there, but I have never felt an unpleasant smell. It is quite possible that it is felt by people who are in the immediate vicinity of the plant or any dumps.

How to buy

If earlier it was possible to buy an apartment from "CDS" only by joining a housing cooperative and paying shares, now the developer works according to 214-FZ and sells apartments according to the DDU. This is a huge plus, because the preschool institution is registered with Rosreestr and 214-FZ will help protect equity holders from violating the terms of transferring apartments (imposing fines for delays), double sales, etc.

The apartment can be purchased for 100% payment, mortgage and installments. Least profitable option, in my opinion, is an installment plan, although it is interest-free. The first installment on it will be 30%, and the installment plan for buildings "B" and "C" is only until 31.10.2018. The main disadvantage of this method of buying is that in this case the developer does not make practically any discounts and the cost of the apartment increases significantly.

For example, the price of a one-room 36-meter apartment in building "B" at 100% payment or on a mortgage will be 1,860,000 rubles, including discounts, and in installments this apartment will cost 2,270,000 rubles and with a down payment of 820,000 ( thirty%) monthly payment will amount to 96,000 rubles per month.

  1. An apartment is booked during the signing of a pledge agreement, according to which a refundable deposit of 30,000 rubles is paid. The agreement is concluded with LLC "Consult-real estate" (founder - Medvedev MA, general director of GC "CDS"). This money is returned to the buyer after the transaction. The deposit "burns out" only if the customer refuses to purchase. The apartment reservation is valid for 10 days.
  2. It is better to apply for a mortgage in advance, but usually banks consider applications quickly enough. The mortgage manager will tell you in detail about the existing lending programs from different banks, help you to fill out applications, etc.
  3. Further, a DDU is concluded between the client and the developer, and between the client and the bank - loan agreement... On bank letter of credit the first installment is paid, access to which the developer receives only after registration of the DDU.
  4. You do not need to pay anything extra for registering a preschool institution, except for the costs of notary services and payment of state fees. At a notary, you must issue a power of attorney for a representative of the developer (for registering a DDU), the consent of the spouse to the transaction, or provide a certificate stating that you are not married.
  5. Your copy of the DDU will need to be picked up at the CDS office after it returns from registration.
  6. Registration of ownership of an apartment will no longer be free. The client has the right to do this on his own or with the help of the managers of "CDS".   • Resettlement communal apartments;
  • Providing high-quality housing for citizens in the Leningrad Region;
  • Support for citizens in need of improvement housing conditions, based on the principles of mortgage lending in the Leningrad region;
  • Housing for youth (Leningrad region).

According to the project declarations and amendments to them, the developer's civil liability insurer is Regionalnaya Insurance Company"(INN 1832008660), as well as LLC Prominstrakh (INN 7704216908). Both of these organizations are included in the list of insurers of the Central Bank.

Note that the prices since the last check by the Mystery Buyer of the Novoye Yanino residential complex have practically not changed. It is not easy to find up-to-date and reliable information on the cost of apartments in this residential complex. I had to choose a medium-sized apartment in order to somehow define the price range. The prices look more attractive than in Novy Yanino, but perhaps I managed to find the most profitable offer, subject to a number of discounts.

The cost of apartments in the residential complex "Novoye Yanino" is very attractive, however, 3-room apartments are much cheaper in the residential complex "Yaninsky cascade 5", the delivery dates differ only by a quarter. There is no separate additional payment for finishing (at least for now), there are permanent and temporary promotions, about which I wrote in more detail in the "How to buy" section.

Although in the history of "CDS" there are many objects in which the completion dates have been repeatedly postponed, I want to believe that with the transition to 214-FZ the situation will change for the better, because now the developer will have to pay a forfeit for non-fulfillment of obligations to equity holders. But in general, "CDS" builds affordable and high-quality houses.

Location - Yanino-1 has been actively built up in recent years and, therefore, will be densely populated in the future. In this regard, the influx of kindergartens and schools, roads, parking spaces will increase. In this regard, "Novy Yanino" has a plus - one of the promised gardens has already been built, they promise the construction of three multi-level parking lots, on average 500 meters walk to public transport stops. rush hours. However, there are plans to expand the highway, so the situation may change for the better.

The ecological situation is overshadowed by the fact that unauthorized dumps are periodically arranged on the territory of Yanino and nearby villages.

The purchase scheme is standard, without unnecessary overpayments. The developer offers tempting discounts on apartments, and the layouts are mostly successful. The prices in the residential complex are now very attractive, they do not exceed the level of average prices in this location.

The residential complex "New Yanino" in the Vsevolozhsky district of the Leningrad region by the sum of factors, taking into account the environmental situation, receives 8 points... We give such a high score to the project in advance with the hope that the company will more carefully select managers who will not mislead buyers, the highways will expand, and there will be no more postponements due to work under 214-FZ on such a scale.
