General information

Loan conditions and requirements for the borrower

As mentioned earlier, the only documents required from the borrower are a passport and SNILS; for men under 27 years of age, a military ID is also required. You don’t need to confirm your income, but you will need to leave the employer’s contact details in the application, although the bank may not check them. Other basic requirements include Russian citizenship, age over 25, and no more than 60 years for women and 65 years for men at the time of debt repayment. For this type of loan, the borrower can attract a co-borrower - the second spouse. The co-borrower is also not required to provide documents other than a passport and SNILS. Security as guarantors is not necessary, because the purchased housing remains with the bank until the end of the loan term.

  • rate from 13.1% per year;
  • term up to 20 years;
  • minimum amount 600 thousand rubles;
  • maximum amount 15 million rubles (30 million rubles for Moscow and St. Petersburg);
  • down payment of at least 40% of the cost of the property.

Please note that the rate is indicated for borrowers who agree to comprehensive insurance, otherwise it will be 1% more per year.

Insurance

When applying for comprehensive insurance at VTB 24 Bank, the mortgage rate is one percent lower. VTB 24 comprehensive mortgage insurance includes:

  1. Life and health insurance of the borrower. The essence of this protection is that the insurance company pays the mortgage loan to the bank in the event that the borrower loses his job not on his own initiative or acquires a serious illness, as a result of which he becomes disabled. Finally, if the borrower dies, the company covers the debt, so the borrower's successors do not inherit the mortgage debt.
  2. Insurance of collateral property. Here we are talking about insurance of the purchased home, which is required by law. When an insured event occurs, which includes the loss of an object due to fires, floods, or natural disasters, the insurance company pays the mortgage debt.
  3. Title insurance is the protection of home ownership rights. When applying for this protection, the owner receives a guarantee that third parties will not be able to claim his property rights.

The borrower can independently choose the insurance company that he trusts. On the bank's website you will find information about the bank's partner companies. Among them are companies such as VTB Insurance, Renaissance Insurance, Ingosstrakh, Yugoria, Soglasie, Rosgosstrakh. If you wish, you can choose a company that is not on the list of those accredited by the bank, you can choose another one, but it must meet the requirements of the lender.

Mortgage loan payment procedure

After applying for a mortgage loan, the borrower will receive a copy of the agreement with the bank and a payment schedule; payments must be made according to the schedule. The bank offers several payment methods - via the Internet, cash register terminals of any banks, Russian post.

It is also possible to repay your VTB 24 mortgage early. That is, at any time you can deposit funds into your loan account to reduce the loan term and reduce the size of the monthly payment. Only before you contribute the amount to repay the debt, you must notify the creditor in writing one calendar month in advance.

Please note that according to the law, the borrower has the right to repay the loan early without a fee, but must notify in writing of his intention no later than 30 days in advance.

The only drawback of this program, perhaps, is the down payment of 40% of the cost of housing. On the other hand, this is a mortgage that is quite profitable for the borrower; VTB 24 does not provide housing loans without a down payment. A relatively low interest rate and speed of loan processing are the main advantages of this offer, and, by the way, it is designed specifically for those borrowers who are ready to independently pay almost half of the cost of the property. The bank has minimal risks here, insofar as there is security in the form of collateral and proof of the client’s solvency in the form of 40% of the down payment.
