beautiful, fake customers like it

the site studies cottage settlements in the suburbs of Yekaterinburg

The site's correspondent continues to travel around the suburban cottage villages of Yekaterinburg under the guise of an ordinary buyer. Our task is to find out how real offers correspond to advertising brochures.

I went to Brusnika because I was impressed by the site of the village. Right on the main page - a response from a Sberbank employee: “I chose a house and a bathhouse with a Russian soul - a log cabin. It is important that the investment is profitable! The deposits are no longer so safe. " Wow, a bold statement from a representative of the largest Russian bank. Then I looked closer - and this is not Sberbank, but Sberbank. And Gerasim Dref hardly exists. It is curious to look at the "business-class village", which does not hesitate to post fake reviews on the site. (However, this is probably just a joke from the creators of the site. There is also Andrey Zavalny from BrusPil, Yuri Amovich from Chelsik, and so on - allusions to famous characters. But it's still somehow strange - approx. ed.).

I must say right away that the cottage settlement "Brusnika" has nothing to do with the large federal developer of the same name. The copyright holder of the trademark "Cottage Village Brusnika" is Ivan Sergeevich Pautov from Yekaterinburg. The registration period for this trademark ends on January 9, 2023.

From the center of Yekaterinburg on a weekend and without traffic jams, I reached the village in an hour. The way to Brusnika lies through the villages of Kadnikovo and Cherdantsevo. The places around are beautiful - a coniferous-birch forest, snow-covered fields, the picturesque Cherdantsev reservoir on the Sysert River.

But the road from the turn to the dam of the Cherdantsev reservoir becomes bad. Despite the snow layer, bumps are felt. It is not easy for passenger cars, not SUVs. Closer to "Brusnika" the situation does not improve. The road is unpaved, it will be difficult to drive along it in summer.

Lingonica is well guarded. The gate and fence look solid, there are video cameras. We are met by a security guard and Anna, a sales manager.

Gate, fence and the building of the village administration. A security guard is on duty in the same building.

They began to build up "Brusnika" back in 2012, but there are still few houses.

The first object that I see in one of the nearest sites is a boat.

Is it that someone decided to live in it?

No, it's just that the owner has nowhere to store the boat, he brought it here, after all, there is security here, it's reliable.

"Swam"

Plots in Brusnika differ greatly in price. The pricing principle is not very clear.

For example, at the gate, closer to the administration building, a hundred square meters are a little expensive - 130 thousand rubles. Why? "Firstly, there is an exit next to it, secondly, there is a forest, and thirdly, behind the forest, below, there is a beautiful meadow." I do not know how much the proximity of the exit plays a role for people who are ready to "wave" about 50 kilometers from Yekaterinburg to the village. Cars of neighbors will constantly drive by the site. I would not dare to call a thin strip of birches and pines "forest".

The area in the distance looks much nicer - number 470. There is a really dense wall of fir and pine trees, the place is bathed in sun in the middle of the day. However, the price is lower - 120 thousand rubles.

Tall, beautiful trees are the border of a cheaper site

Plot number 455 belongs to the territory with the lowest cost per hundred square meters

On plot number 455, the price of one hundred square meters is only 80 thousand rubles, that is, 50 thousand less than at the plots at the entrance. Because there is no forest at all, and this is the very center of the village. The "birdhouse" toilet belongs to neighbors who have already begun construction, and is located on the border of the site.

The area of plots in "Brusnika" is 10-15 acres. The largest is 39 acres, it has already been purchased.

There is electricity from communications in Brusnik now. According to Anna, street lighting is turned on in the evening, but not always and everywhere.

There are poles and wires even in the most remote parts of the village. The roads, by the way, are much smoother than outside.

Everything seems to be ready for gas supply, pipes are laid to each section.

Why don't you launch, what are you waiting for?

It is necessary to build at least five capital houses. There are none yet. We'll probably turn on the gas in the summer.

Let me remind you that Brusnika has been under construction for the fourth year already.

Another benefit of civilization will be wired Internet. But when is not known exactly. Coming soon, according to the manager.

Land owners will have to take care of water and sewage on their own. So far, in most cases, the issue of sewage is solved simply - "birdhouses".

There are few wells drilled. On average, the depth is shallow - 36-39 meters.

The relief here is quite flat, no hills or lowlands are visible. The manager explained that the fields used to be mowed, and the villagers called the area "Hare Glades." Hares do come here in winter, and in summer, roe deer and moose come in. At night, they say, owls often fly. During the excursion I was lucky to see and hear only a woodpecker.

The most common trees are pines, birches, and fir trees.

Birch forests in "Brusnika" are luxurious

But I spotted an area overgrown with aspen trees. It is unlikely that anyone will buy it: aspen is considered by the people to be a "vampire tree" that draws out energy. It is no coincidence that there is a saying: "In a birch forest - have fun, in an aspen forest - hang yourself."

Aspen trees look very beautiful in autumn, when their foliage turns red-orange. But the tree's reputation is "not very"

Brusnika will have its own large park, playground and reservoir.

The hole under the reservoir has already been dug. It is elongated and, rather, resembles a ditch, rather than a traditional rounded pond.

A strip of grass in the distance is the border of the ditch-reservoir. The houses behind the fence are the village "Zhuravli". It is immediately clear that construction there is more active than in Brusnik

Nice stacks are laid out along the roadsides. This is cleared of windbreak and dead wood from the park and areas with forest.

It is assumed that all houses in "Brusnika" should be built in the same style, according to agreed projects. You can build yourself, you can entrust this business to the developer - the main thing is that wooden elements are used in one way or another in the design of the facade. The hedge should also be in the same style. (It is interesting that at the same time on the main page of the site of the village it is invitingly written: “Build the house of your dreams, not the developer.” Somehow it does not fit).

Anna refused to name the cost of the developer's work.

How much will it cost to build a square meter of a house by your efforts, at least approximately?

I don’t know, we all have different estimates, everything is different ...

So far, only one house corresponds to the "wooden" style. It was built first. According to rumors, the owner is just the owner of Brusnika.

The house is even decorated for the New Year. Please note - the door with glass inserts is not a solid metal one. This means that the owners are confident in the reliability of the security of the village.

Other houses are under construction. If anything has been built, it is a bathhouse. The habitation of plots begins with them. Workers who build cottages usually spend the night in the baths.

How much will a communal apartment cost without electricity and gas?

3,700 rubles per month.

Expensive! It turns out 44,400 in a year.

But we are a business-class settlement, we have six kilometers of internal roads, and a lot of money is needed to maintain them!

The size of the payment does not depend on the area of the plot. That is, the owners of 10 acres and 39 acres will pay the same. The manager mentioned that such a system has already caused controversy among the owners.

The village does not have its own grader; it is rented when there is heavy snowfall. At normal times, the roads are cleared by an ATV-based unit

And this is almost the only house in which the owners live permanently. It is small, not fully finished. Almost a third is occupied by a garage, and there are no wooden elements on the facade. “Later, when a large cottage is built, the house will become a guest house. This is how the buyers of the site have personal circumstances, ”explains Anna.

→ Cottage village Brusnika - review Constantine, 52 years old Closer to old age, I wanted to change the stone jungle of the city for a neat country cottage. I bought a plot in the cottage village of Brusnik in 2014. What to say? The purchase fully paid off. I have been living for two years on the outskirts of the village, I walk every free minute in the forest, relax and enjoy the fresh air. I am glad that when children and grandchildren come from the city, there is something to entertain them and where to go. And what kind of fishing on the reservoir in the cottage village of lingonberry! Last year I caught a huge pike perch, all my friends are envy. And it's not even worth talking about trifles like minnows and roaches - the catch is rich every time. I really appreciate the privacy, so I am very glad that entry into the village is possible only with passes. Honestly, as if he returned to the Soviet Union - you can leave the house and not lock the door with a key. I was also lucky with neighbors in Brusnik. A quiet married couple lives nearby, a little younger than me. Of course, in order to make some big purchases, you have to go to the city. But the nearest hypermarket is not too far from the lingonberry cottage village, so there is no particular problem in this.

Description of the village of Brusnika

The cottage village "Brusnika" was created for a quiet suburban vacation in a harmonious environment. This conceptual business-class village is located in a quiet “bay” of a picturesque forest and combines a single social environment, comfort and safety. Half of the plots have their own forest!
But the most important thing is that in "Brusnika" you can turn your idea into a house if you do not like the same type of cottage projects in other villages.

Land plots are sold without the obligatory construction contract into ownership, and we offer 6 architectural styles of houses that can accommodate hundreds of projects. Houses can be made of wood, or from other materials, but with wood elements in the design of the facade and fencing.

This environmentally friendly natural material not only looks aesthetically pleasing, meeting modern trends in suburban construction, it will also preserve the harmonious style of the village. Thanks to this concept, each inhabitant of the Brusnika cottage community will be protected from the spontaneous development of different sizes of neighbors.

Registration of the transaction for you will be simple and convenient, because each site already has its own certificate of ownership.
