What are they building?

While nothing is being built, preparatory work is underway at the construction site. Who is building?

The construction of the residential complex is carried out by MITS-INVESTSTROY LLC. The founder of the company is MIC REGION LLC. Both companies are directly related to MIC Group, which has been known in the real estate market since 1999.

Intelligence on the Internet

Novograd "Pavlino" has its own separate promo site, where you can choose an apartment by footage, location on the site, number of floors, but you can not find out its cost. There is also information about the developer, project documentation, photos of the construction progress and a detailed scheme for buying a home. There is no information on the project on the MIC website, there is only a hyperlink to the promo site.

On the forums, given the recent (April 2015) start of sales, there are still few equity holders. Basically, these are potential buyers who are just looking at the residential complex.

I cannot pay special attention to any one of the few topics. Everything is the same as everywhere: discussion of transport accessibility, future infrastructure, proximity to Novy Pavlino, prices and layouts. Some experiences are noticeable in the topic about the progress of construction.

Information accessibility - 7 out of 10 points

The design of the site is pleasant and discreet, navigation is convenient. There is no price list for apartments and it is not clear when the entire complex with infrastructure will be fully commissioned. Since the “field” is currently being sold, I, as a “buyer”, would like to follow the progress of construction through web cameras. In a word, there is not enough information yet.

Way-roads

The promo site of the project has a detailed description of the ways to get to the new building. I decided to drive to Novograd "Pavlino" by car to find out if everything is really so bad with accessibility, as the residents of Zheleznodorozhny and Balashikha say.

I didn’t want to waste my time in a traffic jam to Zheleznodorozhny on Nosovikhinskoye Highway, so I used an alternative travel option - through Novoukhtomskoye Highway.

On the main road I got to the Lyubertsy Fields area, then past the Lyubertsy 2015 residential complex (aka Lyubertsy 2016) along the Zeninsky highway I reached the sales office of the MIC Group. The total travel time from the Moscow Ring Road in the second half of the working day was half an hour.

The road almost everywhere has one lane in each direction, in some places it goes through densely populated areas of Lyubertsy. You will have to get stuck in a traffic jam in the morning and in the evening after work, but I think everything is not as scary here as on the Nosovikhinsky highway, which is almost always stopped.

If there is no car or you need to get there by a certain time, it is better to go from the Kursk railway station by train to the station. "Kuchino" or "Railway". From the railway station to md. "Pavlino" minibuses go. A regular train takes 30-35 minutes, an express train takes 25 minutes.

There is a route option from the Novokosino and Novogireevo metro stations by bus number 111. If there are no traffic jams, then you can get to Pavlino in half an hour. In case of heavy traffic, travel times are unpredictable.

Transport accessibility - 8 out of 10 points

If you do not use the Nosovikhinsky highway, but drive along Novoukhtomskoye or even give preference to electric trains, everything, in general, is not bad. By the way, in 2017 it is planned to open the Nekrasovka metro station, which can be reached on foot (3 km), and, in addition, there is hope that the light metro will still appear, and then the issue of accessibility of the residential complex will be finally resolved.

Social and cultural life

So far, the entire infrastructure is in microdistrict. "Pavlino" and Zheleznodorozhny itself. There are kindergartens, schools, shops, pharmacies, clinics. Everything necessary for life in Novograd will be built simultaneously with housing.

Visit to the sales office

According to an old habit, I arrived at the sales office without a preliminary call and for the first time regretted such a peculiarity of mine. There were two sales managers at the facility that day and both were busy. I had to wait for about 15 minutes on the soft sofa for my turn.

The conversation of Ilya (one of the managers) with the buyers captivated me, and I, occasionally distracted by studying the Novograd advertising booklet, eavesdropped.

The couple has already decided on the purchase and discussed the details of the transaction. At this point, I listened even more carefully, because this nuance interested me almost more than others. I learned the same information already in the course of our conversation, I will tell you more about the purchase scheme later.

At the very beginning of the conversation, Ilya reminded me that the deadline for the delivery of the first two houses, which are now on sale, is planned for 2017, and clarified whether I was ready to wait. Having received an affirmative answer, we proceeded to the choice of an apartment. This time I planned to “buy” a “kopeck piece” and, preferably, not on the first and last floors.

Ilya advised to pay attention to apartments of the "euro" format, which differ from the usual ones in that the kitchen area in them is larger (19.2 sq. m) than in the rooms (15.4 and 15.1 sq. m). Surprisingly, I liked just such an apartment, and we moved on to discussing options for buying.

Service - 10 out of 10 points

Overall, I am satisfied with the advice I received. I received detailed answers to all my questions. The visit was somewhat overshadowed by the waiting time in line, but this is the result of a “random” trip.

Apartments and prices

There are now two buildings 30 and 31 on sale in Novograd "Pavlino", as I said before. The layouts are varied, the choice is good. "Treshki" is only in the 30th building. In the 31st - "odnushki" and two-room apartments.

If you buy any of the apartments in the "euro" format, then you can safely make a kitchen-dining room out of the kitchen, the area allows. For those who love bright apartments, special attention should be paid to the "kopeck piece" in section 1 of building 30. All the windows of the apartment face the south side, which means that there will definitely be no problems with insolation.

Novograd "Pavlino" has no competitors in terms of price. To date, this is the lowest price for housing in this side of Zheleznodorozhny (Balashikha).

You can still choose the layout, the floor, and the view from the window. The cost of housing, given that these are monolithic-brick, and not panel houses, is more than adequate. The option of "euro"-apartments makes the purchase even more attractive.

How to buy?

Sales are carried out according to the DDU in accordance with 214-FZ, which once again confirms the reliability of the developer.

The purchase scheme is as follows:

1) I choose an apartment.
2) I sign a booking agreement, pay 25 thousand rubles, which are included in the price of the apartment. This amount is a deposit.
3) Within a few days, an equity participation agreement (DDU) is being prepared. In the case of a mortgage, a loan agreement is additionally prepared.
4) I sign the DDU, as well as an agreement for the provision of services for its registration and registration of an apartment in the property. The cost of services is 59,700 rubles. You can refuse to provide the service.
5) If I agree to the provision of the service for registering a preschool institution, I issue a power of attorney for the representative of the developer in advance and take the notarized consent of the spouse to complete the transaction.
6) Within a few days, the DDU will be submitted for registration with the USRR.
7) After the equity agreement is registered, I pick up my copy with a stamp at the sales office.
8) I pay the first payment in accordance with the payment schedule provided for by the DDU.

In total, the whole process will take about a month.

Housing loans are provided by several banks, including Sberbank (11.9%), Promsvyazbank (11.9%), Otkritie Bank (11.55%), Baltika (12%), Loko Bank (12%), BFA (12%), Surgutneftegazbank (11.75%), Rosavtobank (15.95%). The minimum down payment is at least 20%.

Sales under the DDU, the ability to buy a mortgage with state support and register an apartment as a property on your own are undoubted pluses. The delay, however, is short.

Summary

Most likely, I would not buy an apartment from another company, not known on the market, now at the “field” stage, which will appear only in two years. Especially would not do this in a crisis. In the case of the MIC project, the risk seems justified to me. The layouts are good, the prices are attractive.

There are also disadvantages. The first is power lines. What will happen to the power line is still unclear. Most likely, it will be left where it passes. The power is not so great, there is no more harm than from any household appliances, but still such a nuance should be taken into account when buying.

Another problem of the new building is the proximity of Kuchino MSW. I suppose that the polygon will be noticeable only from the upper floors of the new city, since it is reliably disguised by a forest. But everyone will feel unpleasant odors, especially in the heat. They promise that the garbage dump will be closed for reception, but it is not known exactly when this will happen.

In order to make sure that the landfill is operational, I specifically drove to it. The number of cars passing by me for collecting and removing household waste and the scale of the landfill itself were impressive. The dump is in the photos, you can see for yourself.

In general, according to the sum of all factors, the project of the MIC Group receives "8" points from me.

On the left bank of the picturesque Pekhorka River, there is a residential microdistrict Pavlino in the town of Balashikha near Moscow. In the spring of 2015, the construction of a new, large-scale residential complex "Novograd Pavlino" began here, which is a continuation of the implementation of the large-scale project "New Pavlino", launched in 2011. The construction procedure for such a large-scale project will take a long time, and its completion is supposedly scheduled as early as 2024. At the moment, we have a 17-storey building No. 31 put into operation in the IV quarter of 2017. Of the 416 apartments, almost all of them have been sold - still, you would never dream of such a price for full-fledged, comfortable apartments even in the most fantastic dreams! Agree, 1.8 million rubles. - quite a lifting amount for families with an average income. The "first sign" of the new city is followed by the remaining buildings: No. 30 (completion date - II quarter of 2018), as well as No. 13, 14, 15, 22, 25, the delivery date of which is scheduled for the IV quarter of 2018.

All roads lead to Rome

In our case - in the LCD "Novograd Pavlino", which has a very convenient transport accessibility. Don't let the distance of 7 km to the Moscow Ring Road scare you - it can be easily overcome by private vehicles. In this regard, the Nosovikhinskoye highway is always at your service, it will lead you to the capital in 21 minutes (if traffic jams disappear). The city of Lyubertsy is located 10 km from the residential complex, and the nearest metro station "Nekrasovka" (4 km from the residential complex) will be opened at the end of summer of this year. Pessimists will immediately note the close presence of the old (over 60 years old) Feninsky landfill, for which there is a decree of the Governor of the Moscow Region Vorobyov dated 06/23/2017 on the closure of the landfill. Otherwise, nothing overshadows the surrounding landscapes, and you can admire all the beauties of the Moscow region, boldly exhaling clean air with a full chest. The complex is surrounded by forest parks from all sides - Pavlinsky, Olginsky and Saltykovsky, and the 42-kilometer Pekhorka River flows nearby.

Believe me, despite the remoteness of the complex from the bustling metropolitan life, no one will be bored in Novograd Pavlino. The infrastructure of the city of Balashikha includes everything you need:
