"ZILART" is located in the floodplain of the Moscow River, its far from small embankment will appear directly opposite the even longer Novodanilovskaya. However, the distinguishing feature of the ZILART embankment is not the length, but the width - it promises to become one of the widest embankments in the city.

The ZILART residential complex being built in the Danilovsky District is one of the largest real estate projects in modern Moscow. The territory is about 65 hectares, one and a half million square meters of living space, the estimated number of inhabitants is 25 thousand. But among other new buildings, ZILART stands out not only for its size, but also for its unique architecture, diverse infrastructure and, what is most interesting for us, its own embankment.

Along the perimeter there will be cafes and restaurants with terraces and verandas, recreation areas with cozy benches overlooking the river, piers for water transport. The developer compares his embankment only with the best European ones - based on the scale and amenities, it's hard to disagree with him.

The complex will be put into operation in the fourth quarter of this year, but the construction will be completed only in 2026. So, unfortunately, the first residents of ZILART will have to wait for walks along the embankment.

The price per square meter now starts at 164.9 thousand rubles, for an apartment you will have to pay from 7.4 to 70 million rubles.

“House by the river”, in accordance with its name, is just one large multi-section building with 423 apartments. And although this residential complex cannot boast of a scale comparable to ZILART, it is still one of the most interesting new buildings in Khimki (it should be recognized, however, that the scale of Khimki is not comparable to Moscow).

Khimki, however, also has advantages over Moscow, and the creators of “House by the River” are betting on them, and one of them is, of course, ecology. The Moscow Canal (KiM), which connects the Moscow River with the Volga and provides the city with more than half of all water consumed, is only a hundred meters from the residential complex. Also within walking distance of the Klyazma River - one of the tributaries of the Oka.

It is not very clear what kind of reservoir is meant in the name of the complex (the canal, although not a river, is still closer), but this is hardly a minus. But Kim and Klyazma are definitely two pluses. The house is handed over in the third quarter of 2017. The cost of a square meter is from 63.7 to 79.5 thousand rubles, apartments - from 2.5 to 5.3 million.






Pirogovskaya Riviera Residential Complex from Rezidential Group

In general, the Riviera is the French-Italian coast of the Ligurian Sea, passing through Cannes, Nice, St. Tropez and Portofino. In this context, the phrase “Pirogovskaya Riviera” sounds somewhat comical, especially if you know that a residential complex with that name is located in a village in the Mytishchi district of the Moscow region.

However, who cares about the names, if outwardly this place will still have something in common with the places listed above. The embankment is not so close to the complex, but on the banks of the Pirogovsky reservoir. That is, the residents of the Pirogovskaya Riviera will have the opportunity not only to soak up the local beaches and have a bite to eat in a cafe overlooking the water, but also to leave their yacht in one of the yacht clubs located here.

In general, living in this comfort-class complex, you can imagine yourself in Nice or St. Tropez ... And then remember that you are actually in the village of Pirogovo, Mytishchi district. What a riviera!

The first phase of the complex will be handed over in the first quarter of this year. The spread in the price of a square meter is small, from 74.1 to 86.3 thousand, but apartments - from 2.1 to 7.5 million rubles.


Residential complex "Fili Grad" from "MR Group"

The residential complex "Fili Grad" is being built in the Western Administrative District of Moscow, namely, at the address: Coastal passage, possession 5. And the address already suggests that the complex is located on the shore - the Moscow River flows very close by.

The first stage of the complex consists of four separate buildings of variable number of storeys, which have already been put into operation. The second one - seven buildings united by a common stylobate and forming a circle - is also already on sale and will be commissioned ahead of schedule in the second quarter of 2017.

This is a business-class complex, most of it will be given over to apartments - and, apparently, it is assumed that its future residents will spend all their time at work, because here you can only admire the river from the window. The embankment adjacent to the complex has not yet been landscaped in any way. On the other hand, this is one of the few new buildings in the capital at the same time with a view of Moscow City and with good ecology (except for the river, there is a huge Filevsky Park nearby). An apartment or apartments here are primarily prestigious, and a view of the river is just another nice bonus.

The cost of a square meter starts from 175 thousand rubles and reaches 330, the cost of an apartment - from 5.4 to 44.6 million.






Residential complex "Residences of composers" from AFI Development

Composers' Residences is a large club quarter in the Danilovsky district, not far from the previously mentioned ZILART. But the "Residences" are located a little to the north and on the other side of the river, right on the Paveletskaya embankment.

Although the project is large, it is still not as big as ZILART - not one and a half million, but only 67 thousand square meters of living space. But, perhaps because of this, the river seems closer here, it is not separated from the houses by such a wide embankment.

Housing is also business class, and the architecture of the buildings is no less interesting, so it is quite possible to consider an apartment in this complex as an alternative to an apartment in ZILART. The first phase of the Composers' Residences will be commissioned in the fourth quarter of this year. One square meter costs 128-245 thousand rubles, an apartment - 5.8-21.5 million.

By the way, if you like this residential complex, but, for example, something does not suit the area, then be sure to take a closer look at other AFI Development projects - "Residences of architects" and“Residences of filmmakers” . The first one will appear in the Basmanny District on Rubtsovskaya Embankment; a new pedestrian bridge will be built across the Yauza especially for its residents. And the “filmmakers” will register in the North-Eastern District of Moscow, not far from the small Kapustyansky Pond and also overlooking the Yauza. Sputnik apartment complex from Samolet Development

Do not confuse the Sputnik apartment complex in Odintsovo with the Sputnik residential complex in Mytishchi. The second one has already been almost completely put into operation, and the first one will begin to be commissioned only at the beginning of 2019. And there are no reservoirs near the residential complex, so we are not interested in it today.

Odintsovo "Sputnik" is being built on the shore of the Picturesque Bay (this is the name, and not just a figure of speech - although the bay is really picturesque). The view of it from the windows is beautiful, all the more so near the Linden Grove Park and a small but cozy beach.

Despite this, the ecology of the region, oddly enough, is not in the best condition - after all, it is near the Moscow Ring Road and Novorizhskoye Highway. But it is worth considering this minus for the environment as a plus for the transport infrastructure and we will get a very tempting offer for those who are looking for an apartment in nature, but at the same time with all city amenities.

Unfortunately, even despite the fast pace of work of Samolet Development, it is still a long time to wait for the completion of construction. For a square meter they ask from 79.4 to 88.3 thousand rubles, for the whole apartment - from 2.1 to 6.5 million.


MFC "Water" from "MR Group"

The multifunctional complex "Water" next to the metro station "Water Stadium" (and not far from the "River Station") could be included in this selection just because of the name. However, the favorable location between two reservoirs at once - the Moscow Canal and the Golovinsky Ponds - also helped. However, it is reasonable to assume that it is because of the location that the complex got its name, so everything is intertwined here.

As many as five buildings of the complex, named after large cities with rivers and reservoirs, have long been commissioned, but you can still have time to buy an apartment in each of them (this seems to be the only way you can live in "St. Petersburg" while living in Moscow ).

But the building "Hamburg", apartments in which are also already being sold, has not yet been commissioned. It is tall, and the Khimki Reservoir will be perfectly visible from its windows. Dry facts: 129-220 thousand rubles per square meter, 3.9-17.8 million for an apartment.

Another almost completed project is the Mayak residential complex in Khimki. Compared to another residential complex on the embankment in Khimki, "House by the River", "Mayak" looks, of course, more solid - after all, business class versus economy class.

The developed infrastructure of Mayak (it has its own stadium with a football field, of course, a well-maintained embankment and even its own yacht club), coupled with an excellent view of the Moscow Canal and the Khimka River from the panoramic windows, create luxurious living conditions.

The tower of the project claims to be the architectural dominant of the area. The developer, the Mayak company of the same name (the authors of the names clearly did not pursue diversity - and, in fact, who needs it?), perfectly demonstrated that there is no way on the water without a lighthouse. The price per square meter varies from 96 to 140 thousand rubles, apartments - from 4.5 to 19.9 million.


Eco Vidnoe 2.0 Residential Complex from MR Group

The residential complex "Eco Vidnoye 2.0" is located in the Leninsky district, near the village of Ermolino. The development of this area is in full swing: the first Eco Vidnoye is located a little to the north, and between them is the comfort-class residential complex Vidny Bereg. The latter and “Eco Vidnoe 2.0” both stand on the banks of the same reservoir, the Kupelinka River, both provide comfort class housing, but since “Eco Vidnoe 2.0” provides apartments in the same class at a lower cost, we will choose it for the list.

Moreover, the developer here took care of the conveniences of the future residents of the complex and is going to improve the local embankment. In the summer, leaving any of the six multi-section houses of the complex, you can sit in a gazebo overlooking the water (Eco is not only visible, but also water), as well as organize a barbecue in a specially designated place for it. Well, or not barbecue, but kebabs - whoever likes what more, although “barbecue”, of course, sounds more solid.

The first building of eighteen sections will be handed over in the third quarter of next year, so far sales are carried out only in it. And since the construction of five more buildings has not even begun yet, it is too early to predict the deadlines for the completion of the entire project - it may be delayed. A square meter in Eco Vidnoe 2.0 at this stage costs 61.1-76.2 thousand rubles, an apartment - from 2 to 4.8 million.

Residential complex "Luchi" from LSR

Not so long ago, the St. Petersburg company LSR, which came to Moscow, thinks and acts on a large scale. This list was opened with her ZILART project, and we will close it with her Rays project. The building area is almost two times less than the "Zilart" one, 35 hectares, but in comparison with any other residential complex, these figures are quite decent.

Although the houses are panel, many other factors confirm the level of comfort class - a protected area, silent elevators, landscaped courtyard area. However, one building is generally declared in the business class - and it’s hard to imagine what kind of business class can be in panel houses (to the developer, apparently, too). The proximity to water is another of the small pluses of the complex, seeing which in the description of the complex, people will want to live here. The first stage is handed over in the fourth quarter of 2017, and the second exactly one year later. To buy an apartment in Luchi, you will have to spend from 4.1 to 11.4 million rubles. The cost per square meter is from 98 to 121 thousand rubles.

But the “Rays” will be located in Solntsevo, so instead of the Moscow River, there are much smaller reservoirs nearby - in general, only a few large ponds.

According to statistics, in Moscow and the region, approximately 15% of new buildings have a view of the water. Probably everyone wants to be among the owners of an apartment among these percentages - but today we have proved that everyone can. Different areas, different reservoirs, different houses - to live near water, you don’t have to limit yourself somehow, there is a choice here too. However, do not forget about other important characteristics of the house and the area - even with the most comfortable, developed and wide embankment, you will always have to return home.

As for public transport, everything here is limited to a bus, which takes about 10 minutes to Khimki station. It must be taken into account that the Complex is surrounded by the private sector and the old housing stock with a rather limited set of infrastructure facilities, and at the same time be aware that the mention of 50 kindergartens, 30 schools and gymnasiums and 6 institutions of higher education are not directly related to the Complex. All this really exists, but at some distance from it.

8 SECTIONS IN 2 YEARS

Construction began in July 2015 and according to the plans of its Developer, Ivakino Park LLC, it was supposed to be completed in July 2017. However, in March 2017, changes were made to the project declaration of the Complex regarding the timing - the expected commissioning date was set for January 27, 2018. In the summer of 2017, the third general contractor was already involved in the construction - FinConsult LLC replaced T90 LLC, which, in turn, took over the shift instead of INVESTSTROYPROEKT LLC. Both general contractors who left the race were related to Novy Kvartal, with which, as a result of the audit, it was decided to part ways, and from that very moment the project came under the wing of OZF DEVELOPMENT. In February 2018, the receipt of RVE was again postponed, now until February 11, 2019. As for the dynamics of construction, you can draw your own conclusions on this by watching its progress in our photo gallery. So, by the fall of 2018, a nine-story monolithic-brick house of 8 sections was supposed to appear at the forest edge, in the projection from above resembling an inverted letter "Sh".


It seems that nothing new, from the point of view of architecture, was invented here, but a certain effect was nevertheless achieved: the design of the facades using a combination of dark and light bricks is firmly associated with ripples on the water, the lightness and airiness of the structure is given by the abundance of glass details of the exterior decoration.


The small and cozy territory of the Complex, in a home-like way, will undergo a mandatory landscaping procedure just before commissioning.


From all this harmony-filled picture, the lack of special concern for car owners somewhat falls out. 70 spaces in the parking lot? It won't be enough.

SMALL GOLD, YES NOT EXPENSIVE

The housing stock of the Complex consists of 423 apartments, which is quite a bit for a modern residential complex. The study of the areas of the apartments presented here left an ambivalent feeling, although it must be admitted that satisfaction still prevails over disappointment. Studios here are called apartments with an area of ​​​​33 square meters. m - this is a full size for this format of housing.


One-room apartments have an area of ​​​​38-39 square meters. m - good indicators.


The difference in the areas of two-room apartments, with such a footage (48 and 58 sq. m), seems significant.

In the case of this residential complex, after the issues related to the pace of work have been resolved, the well-thought-out pricing policy of OZF Development comes to the fore. With economical, in general, prices, the overall performance of the Complex does not want to be attributed to the economy class, it clearly deserves more.

In earlier opinions of the portal, we have already considered all the advantages and disadvantages of the residential complex "House by the river". There is no need to repeat what has been said. The only thing that really matters today is the prospects for commissioning a residential complex.

As we feared earlier, the company "Ivakino Park", being a novice developer, was unable to complete the project on time. As it is clear from the results of the audit conducted by the prosecutor's office, the reason for the downtime during construction is the bankruptcy of the general contractor, as well as the revocation of the license from Legion Bank, which allocated credit funds for construction and installation work. Currently, the developer has signed an agreement with a new general contractor. However, as far as one can judge from the opinions of equity holders on Internet forums, there is still no talk of intensive construction of a residential building. On the official website of the project, the latest photo reports refer to December last year. According to them, the building is still far from final readiness (not all windows have been inserted, no facade work has been observed, etc.). Renting a house this year still raises questions. The delay in comparison with the originally named period will soon be two years. The building permit for the house has been extended several times, but has now expired (February 2019). While the developer does not inform about the extension of the permit, there is no corresponding document on the official website.

However, House by the River has not yet been included in the number of problematic properties, and sales in it continue. At the beginning of July, almost 90% of all apartments have already been sold. About fifty options remain available. In our opinion, buying an apartment here is still a risky business. At least until the house is at a high stage of readiness.

The most realistic alternative is the residential complex "Bereg", built nearby. There are commissioned buildings in the Residential Complex "Zagorodny Kvartal" (developer rating "B-"), but its construction is proceeding with delays. To the west, on the banks of the Klyazma, the residential complex Minipolis "Refined" (rating "A") is being built. Finally, you can consider the comparable in price residential complex "Brigantina", which is being built on the opposite bank of the Canal named after. Moscow (rating "B").

Advantages and disadvantages "River Houses" was discussed in detail in the previous opinion of the portal. According to its parameters, a good residential complex, however, the image of a long-term construction still covers all the positive that can be said about this new building. In the past opinion, we expressed some doubts about the fate of this project, based on the fact that the developer ( "Ivakino Park") is a beginner, and this always adds risks. Unfortunately, our fears were not in vain. In July 2017, it was not possible to hand over the house and the delay, taking into account the new deadline, will be at least a year. Unless, of course, everything goes as planned by the developer. However, there are doubts about the adequacy of these plans.

By the beginning of May, the various sections of the House by the River had arrived at various stages of readiness. In sections No. 1-4, monolithic work has been completed, the laying of external walls with aerated concrete blocks has been completed, glazing of windows and balconies is in progress. In sections No. 5-8, the stage of installation of monolithic structures has also been completed, work on filling the external walls is underway at the level of the 7th floor. The builder has not started the glazing yet. Facade decoration, interior work, landscaping - all this in the "House by the River" has yet to be done. There are still five months left before the stated deadline, and the developer needs to hurry if he expects to meet before the end of September. However, since the second half of March, when the last photo report was published, there has been no news from the construction site. Webcams on the official site do not work. Shareholders on forums on the Internet, as persons interested, report that the construction has been standing since February. At meetings, representatives of the developer said that work would resume after the May holidays, but so far this has not happened. Based on the state of affairs at the facility, a new postponement seems quite possible.

Judging by the messages exchanged by equity holders on forums on the Internet, they have an initiative group, meetings between buyers of apartments and representatives of the developer periodically take place. As an excuse for the delays, the developer has previously cited the poor performance of contractors, as well as a lack of funding. Where the money will come from, however, is difficult to guess. More than 85% of the apartments in the residential complex have already been sold. About 60 options remain for sale, and it is unlikely that the proceeds from their sale will be enough to complete the work. In addition, it is doubtful that the buyer will show interest in the project if the construction site is standing still.

There are currently not a lot of alternative options in this location. Sales go in given ("A+") and in from (rating "B"). Partially this complex was commissioned, partly being built with delays.

It is still quite difficult to talk about the reliability of this project. The builder is practically unknown. For Ivakino Park LLC this is the first project. The sole founder of the developer is I.M. Alexandrov. We do not have any information about his participation in the construction business. At the same time on the reputation Residential complex "House by the river" what works is that it is promoted on the market by the Group of Companies. This company is known, for example, for the implementation of the Troitskaya Riviera projects (built and will be commissioned in the near future), Legend (currently under construction, there is no postponement as of March 2016, it will be possible to talk about its prospects at the end of the current years), etc. They do not yet belong to major market players, but in general, this company cannot be called a newcomer either.

Concerning "River Houses", its construction is at an early stage. There is still a lot of time until the end of July next year, but now it is not possible to estimate the pace of construction - judging by the photo report on the official website, only foundation work is underway.

The developer has relied on the most popular compact housing formats today. AT "House by the River" dominated by one- and two-room apartments. There are few "three rubles", so the main contingent of buyers are young families without children or with one or two children, as well as those who live alone. As for the sections, they are unequal in terms of the number of apartments on the landings (from 5 to 11 units). Of course, for a quiet stay, it makes sense to choose an entrance where there are fewer apartments.

The variety of layouts of the local apartments do not differ. Everything is very standard. The kitchens in the residential complex are average by today's standards (10-11.5 sq. m). Hallways are mostly compact. Most conveniently, they are planned in "odnushki" and some "three rubles", where it is possible to fence off part of the hallway under the dressing room. Of the pluses, we note large balconies in a number of apartments. It is also positive that the possibility of redevelopment of apartments is provided.

"House by the river" erected in a microdistrict with existing low-rise buildings. Residents of private houses, of course, are not happy with such a neighborhood. As for the residents "River Houses", then, due to the peculiarities of the microdistrict, they are provided with a fairly free view from the windows of the surroundings.

From the advantages of the location Residential complex "House by the river" a good ecological situation can be noted. There are no harmful objects nearby. Near the forest parks, near the river.

At the same time, the social infrastructure in this microdistrict of Khimki clearly leaves much to be desired. There is a catastrophic lack of social facilities here. Those who move in will have to drive everywhere by car.

The traffic situation is also difficult. The road to the center of Khimki is fraught with traffic jams. Getting to Moscow is difficult, because you have to stand in a traffic jam on the Leningrad Highway. There is no convenient exit to the toll highway-understudy nearby. LCD "House by the River" is located in the old part of Khimki, the village of Ivakino, on the left bank of the Moscow Canal. The architecture of the residential complex is modern: strict geometry, conciseness, an abundance of glass. The "highlight" of the external appearance is the brickwork of the gradient type. Blocks of 4 shades are used - from dark chocolate to gold.

Buyers of housing in the "House by the River" are promised a landscaped area with playgrounds, a walking area on the embankment and, of course, beautiful views of the river, which is mentioned in the name of the complex.

Now about housing. There are different apartments for sale - more than 20 planning solutions. Lots with one, two and three rooms to choose from. The area of ​​\u200b\u200b"odnushki" tends to 40 "squares". They have a separate bathroom, balcony.

Where is House by the River located: location, surroundings, transport accessibility

The residential complex is located 10 kilometers from the central districts of the capital, between Klyazma and the Moscow Canal. The distance to the Moscow Ring Road is 3 kilometers, motorists will be able to get to it along the International or Sheremetyevsky highway. In the capital itself, after crossing with Koltsevaya, it is most convenient to get along the Leningradskoe highway - if you do not take into account traffic jams that happen there regularly during peak hours.


The nearest metro stations are Khovrino, Rechnoy Vokzal, Planernaya. They are not within walking distance, but minibuses regularly run to them. Travel time is from 15 minutes to half an hour.

There are also two railway stations nearby, moreover, in different directions: electric trains from Khimki go to the Leningradsky railway station, from Khlebnikovo to Savelovsky. True, the stations are located at a considerable distance from the residential complex - it is most convenient to get there, again, by bus or minibus.

Sheremetyevo Airport is a 10-minute drive from House by the River.

For some this is a plus, for others not. However, it is worth noting that, although the roar of aircraft is heard almost constantly, according to the locals, it does not interfere, you quickly get used to it.

Of course, there are infrastructure facilities in Ivakino. But to say that they are within walking distance from the LCD is impossible. The closest is the Magnit supermarket. As for schools, kindergartens and clinics, they are located at some distance.

But nearby there is a significant sports facility - the stadium and the Olympian sports complex.

"House by the river": concept, appearance, design


Information on the official website of the complex is replete with enthusiastic epithets. “Technically perfect, environmentally friendly and energy-efficient housing”, “special panoramic glazing” and many more beautiful words about peace, harmony, views and comfort. And what will happen if you put aside emotions and fish out information about the LCD in its purest form?

"House by the River" is a nine-storey eight-section monolith-brick building in a modern style. It is characterized by simple forms, a minimum of decorative details and asymmetric glazing, which allows increasing the amount of natural light in the room, as well as opening views of the surroundings.


The complex, indeed, looks elegant without unnecessary tricks - the exterior finish is supposed to be in two colors, and the impressive areas of panoramic glazing seem to lift the buildings, make them lighter and more airy. A beautiful, even stylish project - if it really becomes the way it is shown in the advertising renderings.

Overlooking the water: apartments and layouts

"House by the River" includes 423 apartments and more than 20 planning solutions. Among them, "odnushki" predominate, but there are also studios, and two-room, and three-room options. Of the advantages - the possibility of free planning. Finishing, respectively, the developer does not provide.










One-room apartments are distinguished by relatively spacious hallways - up to 5.5 square meters, 10-meter kitchens, there are options with separate bathrooms. In the "kopeck piece" the bath and toilet are separated, but the area of ​​some rooms is small - 11-12 squares, balconies are tied to 10-meter kitchens. Among the "three rubles" there are attractive options with impressive seven-meter balconies, otherwise the principle is the same: separate bathrooms, small kitchens and rooms.

Territory and infrastructure of the complex

On the official website of the complex, it is said that the author's decision of the entrance groups, but no one has seen it yet - there is no visualization. In all other respects, the developer has promised the usual landscaping for such facilities: a fenced area, round-the-clock video surveillance and access control, children's and sports grounds, and a recreation area for adults. 20 meters from the house organize an economic site for collecting garbage.


The parking lot promises to be very small - only 71 parking spaces for 423 apartments. No special commercial and social infrastructure is provided in the House by the River. But nearby, in the river delta, there is a park area.

How "House by the River" became a long-term construction

The construction of the residential complex began in 2015, and it was supposed to be handed over in 2017. However, there were delays and delays. The latest real photos of construction are from December 2018.

Ivakino Park tried to justify itself to equity holders, talking about poor quality work of contractors and lack of funding. The latter caused bewilderment among people: where did their money, paid for apartments, go? After all, 85% of the housing was sold.


During the construction process, the general contractor changed three times, but this did not lead to any significant changes. The readiness of the house at the moment is about 60%.

Shareholders began to sound the alarm and write to all possible authorities. The administration of Khimki drew attention to the problematic object, promised to take control of the construction, even developed a road map ... but the matter practically did not move forward. Since the beginning of 2019, a new one has been working at the facility - another one! - contractor. However, as equity holders say, he is part of the same Odintsovo company that was engaged in the construction of the house before.


On June 19, 2019, the Khimki city prosecutor's office checked the construction site. The documents say that it was suspended due to the revocation of the license from Legion Bank. Today, according to the prosecutor's office, the work is progressing and it will end in the 1st quarter of 2020. But investors don't think so. They seek the status of a "problem object" for the LCD.

On June 12, an appeal to the President of the Russian Federation was recorded. It says that the house is not being built, not even a building permit is issued. Clearly, there are two truths about River House, and they don't really intersect.
