It is not at all easy to rent an apartment in the capital of Bavaria - demand outstrips supply, so tenants are exasperated as they can, coming up with ever more sophisticated questionnaires and unthinkable requirements for applicants. But first things first.

We faced the problem of finding accommodation as soon as we received the visas and realized that the time of departure was approaching inexorably. To begin with, we had the task of renting temporary housing, for two or three months, in order to find a permanent one during this time.

But after arriving in Munich and settling in, and even settling down in our small family nest, we set about looking for permanent housing, which concealed many interesting discoveries and annoying disappointments.

I want to devote this article to theoretical questions - documents, terms and what to expect from views. Perhaps for many this will be common truth, but for beginners, as we were also upon arrival in Germany, this information can be useful.

First about the terms:
Kaltmiete - "cold" rental cost, that is, the cost without utility bills;

Nebenkosten - communal payments; must be checked with the landlord (Vermieter ), what he includes here, since everyone has different thoughts on this matter: someone turns on water and heating, someone does not turn on heating; someone refers here andRundfunkbeitrag (I've seen this literally a couple of times); sometimes this includes a garage (but more often it is paid separately), etc. There are a lot of options. But most often the tenant pays for TV, electricity and the Internet (Mieter);

Warmmiete - "warm" rental price:Kaltmiete + Nebenkosten;

Kaution - pledge. This money is transferred to a special account of the landlord or by a separate special transfer. This amount lies with no one and is not disturbed by anything. Usually the deposit is threeKaltmiete ... You can pay the entire amount at once or in equal installments within three months (see your contract (Mietvertrag));

Thus, usually the cost of an apartment consists of the following components:warmmiete + electricity (strom) + garage (tiefgarage (TG)) + internet.

Documents.
To rent an apartment, you need to acquire at least a set of documents than the one that is submitted for.


  1. The letter that you will send in responses to apartments. Think about what you want to write in it in advance. Usually they ask to indicate how many people will live, where they are from, what they do, education, age, income per family per year, the presence of children, bad habits, pets, musical instruments, and telephones for communication.   5. Confirmation of the last three salaries (extracts that are given in the accounting department). Agree that no one will give you three salaries at once, but they require you to provide extracts. Here is a vicious circle.

  6. A recommendation from a previous tenant and / or a recommendation from an employer. Since our employer was also a tenant, we had a second option - a recommendation from the employer. It said where and by whom my husband works, that the contract is open-ended, and that the employer fully vouches for us. The paper was stamped and signed.

  7. Mietzahlungsbestätigung - a document that says that you do not owe anything to the owner of the apartment, that you have no debts to him. We made such a paper only in the second half of March, because we did not know about its existence earlier.

  8. Schufa. A document that shows your debt and solvency. Even if you do not have loans and have never had, you still have to do it. Once a year, it can be received free of charge by mail (ordering the certificate takes place on the website), and can also be ordered on special websites for 25 euros (site 1 and site 2).The funny thing is that even if you do not have a single debt, no one will deliver you 100% reliability, the numbers will range from 94% to 99%.

  9. Photocopy of your passport.

  10. Photocopy of visa ( blue card).

It is convenient when all these documents are in electronic form, so as not to print out a bunch of documents each time, thereby killing entire groves of innocent trees, but to send them by e-mail. This is much more convenient and faster.

To understand the peculiarities of German renting, I advise you to read the official document, which spells out all the duties and rights of the renting and renting: Mietverhältnisse über Wohnraum (§§ 549 - 577a) ... After reading it, even diagonally, you begin to understand that socialism in Germany does not respect the right of private property at all and will turn to those who are not able to think elementary about their future and fulfill at least one clause of the contract: pay rent on time (especially characteristic and unpunished characters -Mietnomade , people who systematically do not pay rent and wander from one apartment to another). I have very little experience in renting housing - my husband and I rented housing only once in Moscow, where we found an apartment on the very first day, fully furnished, with all amenities, next to the metro, transport, free parking and surrounded by shops for 35,000, including utilities (pre-crisis times). And this is in a city whose population has exceeded 15 million. Of course, we read that renting an apartment in Munich, whose population, according to official data, does not reach 1.5 million is very difficult, but we did not think that it would be that much.

We began to actively engage in searches from mid-November, but were able to find an apartment only at the end of March and conclude an agreement from April 1, 2016. What were our requirements? Near the metro, close to shops,kaltmiete up to 900, warmmiete up to 1200. We were not ready to pay more either morally or financially.

If we turn to my own statistics, then the data will be as follows: by the beginning of January we looked at 12 apartments; for January 15; for February 13; in March (one week fell due to the arrival of guests) 11. Total 51 apartments, of which there were only 6 positive responses: we rejected two of them ourselves (No. 15 and No. 41) for the following reasons: we did not like the districts, and the apartments themselves - one was too small, the other too old; two rejected us after the second interview (# 12 and # 44); in one we passed only the first meeting, we did not reach the second (No. 16), and finally No. 48 went to us.

Considering that I responded to apartments every day, on average 10 offers, then a month, even if you take 6 days a week, it turned out that I responded to 240 ads. But, as can be seen from the visits, there were not so many invitations. Often, standard letters came, in which it was written that the apartment had already been rented out to someone else, or that the influx of applicants was so large that more applications would not be accepted. I readily believe in this, because 40-50 people came to the screenings, and some of the applicants themselves said that more than 400 applications came to them, and that they were already entangled in people and had to make huge pivot tables... Therefore, be prepared for your letters to remain unanswered.

It is not surprising that countless scammers have sprung up on such fertile soil.

The first are those whose ads look flawless - gorgeous professional photos, stylish furnishings, very low price. This should alert you: value for money. Such ads do not stay on the site for a long time, they are removed.


The second category, I would single out the following: imagine that you look through apartments every day, or maybe several times a day. A new one appears, you respond to it, and after a few hours you receive a message that the apartment has already been rented out. The dumb question "How ?!" is heard in your head. I suppose that these are also fictional apartments, perhaps they are developing a base ... I am not a great specialist in such things, but the question of how it is possible to rent an apartment a few hours after its appearance on the site still worries me.

The third category is when they answer you, they say that they are happy to show you an apartment, but you need to register on the company's website in order to be in their database, and that the owner of the apartment will choose from there, and then it turns out that the bill may be paid, but free gives nothing.

I do not deny that there are also individual views, with very nice brokers or owners; some are doing a whole interview, so be prepared for that too. It is an interview - you will sit at the table, facing each other, they will ask you questions, and write down the answers in a book or table.

It should also be noted that it is good when there are two of you - one goes to work, and the second is looking for an apartment, since not only the searches and responses themselves take a lot of time, but also the road, and also the time is not always appointed in accordance with your capabilities - viewing can be at 8 am, in the afternoon and in the evening, once was even at 21-30. Agree that it is impossible to constantly ask for time off from work in order to go and see the apartment. Which employer would like an eternally absent employee ... It also does not mean at all that invitations will be sent in advance - once the invitation came at 2 am on the evening of the same day. This simple action is now associated with a special word - "die Mülltrennung", "waste separation". That is, food waste is supposed to be thrown into one container, cans - in another, etc. For some, this procedure is extremely pleasing, and some are burdened by it and throw everything together at random. Different parties can even form in the same family - for example, the wife is for "Mülltrennung", but the husband does not care. It even happens the other way around: the husband diligently puts everything in different bags, and the wife strives to throw everything away.
